Successful new lets for the SF Commercial Properties Fund

The SF Commercial Properties Fund owns commercial properties throughout Switzerland, with a focus on logistics, warehousing, business, industrial and manufacturing buildings in locations with outstanding transport connections. The portfolio of the SF Commercial Properties Fund offers a good level of stability, with high-quality properties, a track record of tenants with good financial standing, and a WAULT of almost six years.

A high number of successful lets were concluded this year. Thanks to the direct involvement of Asset and Portfolio Management, significant contracts were concluded for spaces totalling 13 500 m2, and rental incomes continued to increase.

Weinfelden, Weststrasse 15

This well-connected property in Weinfelden's commercial zone, with renowned logistics companies situated nearby, was an important criterion for a transport company to enter into a long-term lease for an area of around 900 m2. The company, which was founded more than 20 years ago, specialises in relocations and is using the space for storage and distribution.

Lamone, Via Industria 16

Swiss broadcaster SRG SSR RSI will soon have been a tenant for ten years and has renewed its lease for around 1 900 m2 up to the end of 2027 while also entering into a new lease for 463 m2 of additional space.

Dietikon, Lerzenstrasse 10

The recently launched marketing activities for the commercial Plaza building led to the successful conclusion of new rental contracts for more than 1 100 m2 and a renewal of the lease for 330 m2 this year. Swiss television also used the attractive property to film the next season of the "Neumatt" series, and further specific enquiries were received from potential tenants.

Buchs AG, Amsleracherweg 8

The family-owned company Jordan offers a comprehensive range of high-quality textiles and elastic, parquet and laminate flooring under the JOKA brand. The company renewed its lease for a space of 7 000 m2 for another ten years, and also rented 660 m2 of additional space.

Two other new rental contracts were concluded even before the extensive renovation work had been completed. A globally active company that specialises in automation solutions for warehouses and distribution centres, is renting a space of 270 m2. A rental contract for 270 m2 was also concluded with a full-service provider of medical and biochemical materials.

Möhlin, Industriestrasse 5

A long-standing tenant, an international jewellery and watch retailer, has renewed its lease for a space of 1 300 m2 until 2028. The tenant uses the space for storage, logistics and offices.

An established provider in the fitness and health sector will become a tenant of this property in December 2022. This innovative company has a long-term lease for 700 m2 and offers personal training and fitness and lifestyle coaching in a well-maintained setting.

Allschwil, Gewerbestrasse 25

Agrano AG, which has been a tenant of this property since 2014, has renewed its rental contract for around 3 000 m2 of warehouse and commercial space for another five years. The company has enjoyed great success in the baked goods business for 75 years and supports its customers with tailor-made concepts. We look forward to continuing this partnership.

A well-known gallery moved into Gewerbestrasse 25 in Allschwil as a new tenant at the start of June 2022, and has rented 240 m2 of warehouse space to store works of art. The renowned, globally active company was founded in 1979, and counts world-famous artists among its customers.

Castione, Via San Gottardo 18a

A twelve-year rental contract has been concluded for 1 450 m2 of storage and commercial space in the property at Via San Gottardo 18a in Castione. The tenant is a company founded in 1987 that specialises in connection technology, the manufacturing of ready-made wires, cords and cables, and the assembly of simple and more complex control units and switch cabinets. We are extremely happy that yet another established company has opted for a very long-term lease in one of our properties.

The capital increase of the SF Retail Properties Fund was successfully completed

Thanks to this issue, the fund received new money amounting to the maximum gross amount of CHF 40.9 million. The new money from the additional shares will be used for the further expansion of the real estate portfolio, to develop the potential of existing properties, to repay interest-bearing debt and for new acquisitions.
