Successful growth of the SFP AST Swiss Real Estate investment group

The SFP Investment Foundation is successfully continuing the growth of the SFP AST Swiss Real Estate investment group. Four properties with a market value of CHF 87.13 million were already integrated in the first half of the year.

 

This growth enabled the Zurich region to be increased to 31% in line with the strategy. Further properties with a volume of CHF 70.0 million have been linked up and will be integrated into the investment group in the second half of the year.

Buchs ZH, Furtbachstrasse 20

The acquisition of this top commercial property with a market value of CHF 24.4 million for a purchase price of CHF 23.0 million has already been integrated into the portfolio. The investment is characterised not only by a long-term rental agreement with the sole tenant, the University of Zurich (WAULT for 18 years), but also by its sustainability thanks to geothermal probes and a photovoltaic system.

Dielsdorf ZH, Regensbergstrasse 9

The "Bienengarten" residential and commercial property was also added to the portfolio. The property was acquired for CHF 17.5 million and has a market value of CHF 18.6 million. The decisive factors for this transaction were the high quality of the building, the location and the property's sustainability figures.

Zürich ZH, am Wasser 161

The completely renovated and impressive apartment building in an outstanding location with 26 apartments was purchased for CHF 23.6 million during the subscription period. The tenants are 71% residential and include the popular "Hönggerhof" restaurant. The property contributes to the targeted increase in the residential ratio in the portfolio and generates a gross yield of 3.6%.

Rossens FR, Route de Montena 91

Located between Fribourg and Bulle, on the A12 highway, this property in the growing industrial zone of Rossens was also notarised during the subscription period. With 7,260 square meters of space over two floors and an average room height of 4.3 meters, the location offers the necessary flexibility for an attractive logistics property, which is equipped with 18 loading ramps and two goods lifts. Swiss Post is currently the sole tenant with a long-term lease.
