Increase in the fixed lease term in the SF Retail Properties Fund

The SF Retail Properties Fund invests in properties with retail space throughout Switzerland and exploits the potential to continuously increase the value of the portfolio through prudent and sustainable portfolio management.

The partnership-based cooperation with major tenant Coop and the associated investments essentially contribute to increasing the term of the fixed contracts in the second half of 2022 as well. Between June and December 2022, 7% of the contracts were extended by 10 to 15 years. This corresponds to a total rent over the term of the contracts in the amount of CHF 38.3 million.  In addition, the portfolio is stabilised by the indexed leases.

The structural renovations reduce CO2 emissions and photovoltaic systems are implemented where possible. In collaboration with Energie Zukunft Schweiz, the photovoltaic installations are being continuously expanded. The three existing installations of photovoltaic systems currently supply around 107 households with electricity.

Refurbishment with lease extension

The attractively located property, built in 1975 and with an area of 1 398 m2, was comprehensively renovated at the end of October 2022. From now on, the heating will be provided sustainably via the heat recovery of the commercial refrigeration system. A photovoltaic system with an output of 120 kWp will be put into operation from spring 2023.

In addition, the rental agreement with the main tenant Coop was extended by twelve years until the end of 2034.

Echallens, Route d’Orbe 4

Refurbishment with lease extension

The property, in which Coop is a single tenant, was built in 1990. With the renovation, which includes a facade and sales area renewal, customers once again have an attractive shopping destination at their disposal.

The contract term was extended by ten years until 2032.

Buchs AG, Mitteldorfstrasse 50–54

Refurbishment with lease extension

Thanks to the renovation during the summer months, the commercial property at which Coop is the anchor tenant with a long-term lease, the sales outlet could be adapted to customer needs. The property, built in 1986, integrates perfectly into the neighbourhood and is a meeting point for daily shopping.

Here, the contract term could be extended by 15 years until mid-2037.

 

Nidau, Schulgassse 4/6

Refurbishment with lease extension

In Nidau, the sales area was enlarged and the Coop shop was equipped with the latest shop concept including heat recovery.

Coop has extended the lease for another 15 years until the end of 2037.

St. Prex, Rue de la Gare 1

Lease extension

The exterior façade is currently being renovated. The mall will be visually and technically renovated together with the Coop space in 2023.

Here, too, Coop as the anchor tenant has extended the lease for another 15 years until 2038.

Aigle, Rue du Rhône 28

Lease extension

A complete renovation of the property in Aigle is planned for 2023, including energy, technical and visual renovation.

It has already been possible to extend the contract with Coop for another 15 years until 2038.

Marly, Route de Fribourg 15

Lease extension

In Marly, a complete renovation is planned for 2024. In the run-up, the lease agreement with the anchor tenant Coop was extended by 15 years until 2039.

Thanks to this issue, the fund received new money amounting to the maximum gross amount of CHF 40.9 million. The new money from the additional shares will be used for the further expansion of the real estate portfolio, to develop the potential of existing properties, to repay interest-bearing debt and for new acquisitions.
